Creating A Nest Egg: Securing Your Future Through Real Estate
Nest Egg
Lose this day loitering; t'will be the same old story tomorrow, and the next day more dilatory ... Each indecision brings its own delays and days are lost lamenting o'er lost days ... What you can do or think you can, begin it--boldness has genius, power and magic in it.
(Johann Wolfgang von Goethe, 1749-1832)
Why Buy Investment Property?
Rental property has been around since the days of the Romans. And for good reason. Buying rental property for investment can provide the investor with a nest egg that will continue to appreciate and pay dividends for many years. Some of the benefits of investing in rental property are:
Potential for excellent long-term investment
Additional monthly income
Investment appreciation that creates valuable equity
Potential for leveraging equity to purchase additional units
Who Buys Investment Property?
I am blessed with many wonderful friends and a large extended family. Of all those people, none own rental property. Why? Some simply dont need tothey were born rich. Others dont understand the concept. Take my own wonderful sister, for instance. My sister is quite intelligent, has a Masters degree in Nursing, works hardas does her husbandand owns a magazine-perfect home. Her investments consist of the 401K her husband pays into through work and the home they bought 6 years ago. I would consider her above-average in terms of her ability to successfully navigate through the worldin fact she is successful! But whenever I talk to her about real estate, about buying and fixing and renting and refinancing debt and using the money from the refi to buy another property, or anything else that has to do with property, her eyes gloss over and she politely steers the conversation in another direction. Finally, a few months ago she admitted that she just didnt get how people made money owning and renting properties.
